9. Total cost. Price plus transfer fees, legal, furniture and any setup costs, in writing.
10. Running costs. Service charges, maintenance, pool and garden, insurance.
11. Rental potential. Realistic net yield if you plan to let it, verified against comparable villas near Bophut.
12. Resale and exit. How easily the ownership structure transfers to the next buyer.
